First Impressions Matter: Preparing Your Home's Curb Appeal

There is a lot of preparation that goes into selling a home. And the old saying, "You never get a second chance to make a first impression," really is true.
One of the first things I think about when preparing a home for sale is curb appeal. I cannot tell you how many times a buyer and I have pulled up to a house and, before we've even gotten out of the car, they've already decided they don't want to go inside.
That's powerful.
The outside of your home creates the first impression of what buyers can expect beyond the front door. It sets the tone and can influence how they feel about the entire property before they've even stepped inside.
And one little thing that can make a surprisingly big difference? Make sure the front door lock works smoothly. If the key sticks or the door is difficult to open, replace or repair it. You don't want a buyer's first experience to involve struggling to get inside!
Curb Appeal Doesn't Have to Be Complicated
Your front yard doesn't need to look like something out of a home renovation television show. In fact, sometimes going overboard with landscaping can have the opposite effect.
A buyer may look at an elaborate yard and immediately start thinking about how much time and money it will take to maintain.
Often, simple is better.
A freshly mowed lawn, a few flower pots by the front door, an updated welcome mat, and a freshly painted front door can go a long way.
Those small details say something:

Take a Walk Around the Outside
Before putting your home on the market, take a walk around the property and try to look at it through a buyer's eyes.
Are the gutters clean?
Are the walkways clean, edged, and free of weeds?
Could the driveway or walkways use a good power washing?
Does the front door need a fresh coat of paint?
Are the flower beds tidy?
Are there things you've stopped noticing simply because you've lived with them for so long?
Sometimes it helps to have someone else walk around with you. We all become a little "house blind" to the things we see every day!
Think About How You Want Buyers to Feel
Preparing your home for sale isn't about making it look perfect. It's about creating an inviting first impression and helping buyers feel good from the moment they arrive.
So, before you put your home on the market, ask yourself:
How do I want people to feel when they arrive?
What do I want the outside of my home to say about me?
A little planning and attention to those first few details can make a big difference. And sometimes, it's the simplest changes that have the greatest impact.
